For homes that have not been started yet, we like to estimate a 6 month delivery date from the time the Purchase & Sales Agreement is executed. In some cases, more time is needed to build the home due to extra permitting, for example. In those cases it would be communicated upfront to set proper expectations.
If you select a home that has already been started, the delivery timeline will be shorter.
Our process is very easy. You can reserve your lot and design with a simple reservation form and a check for $1,000 (Fully Refundable) made payable to DUXBURROW ESTATES, LLC.
We then have 2 weeks to work through your selections and upgrades in order for you to be sure the home will be everything you want.
At that time we will move to the Purchase and Sales Agreement (10% down payment) and the home build will begin.
If you decide to not move forward before the Purchase and Sales Agreement is signed, you receive your $1,000 deposit back.
YES! We will walk you through the selection process so you can customize your home from the door knob finish to the paint, and everything in-between.
But don't worry, there are more than enough standard offerings for each finish.
We have a beautifully appointed model home at the development. It is helpful to see the finished product and gather inspiration for your new build. We also have a handful of spec homes that are at different stages of construction to view.
We have a team member on site daily and encourage buyers to stop by and view the progression of the home build. We ask for 24 hours notice so as not to disrupt the workers. All visits must be accompanied by the list agent and buyer’s agent.
The Builder is a member of the Quality Builders Warranty Program and you will be provided with a Ten-Year Warranty Agreement in connection with the purchase of your home.
Yes, there is an HOA which is currently managed by the Builder’s office. The HOA fee is $350/year and includes road & sidewalk maintenance, snow removal of the main roads, common area maintenance & landscaping. Read the HOA docs here.
Property Values for FY 2024 are 12.14 per 1,000 of valuation.
